Paint is only as good as the surface underneath it

Paint failure is almost never a paint problem. It is an adhesion problem, and adhesion is decided during preparation, which is the part of the job nobody photographs and every low bid quietly removes.
The economics are perverse. Preparation is most of the labor and none of the visible result. Two crews can quote the same house eleven hundred dollars apart, and on the day they finish, both houses look identical. The difference appears in year three, when one of them starts peeling along the south and west elevations.
Arizona is merciless about this. Ultraviolet exposure here is not comparable to most of the country, and a coating that performs respectably in Ohio can chalk out in four summers on a Phoenix parapet. Add monsoon-driven moisture into stucco cracks that were never sealed, and a cheap exterior paint job becomes a stucco repair bill.
We prepare thoroughly and specify coatings for this climate. It is not exciting. It is why the work is still there when we drive past in six years.

What it costs
Interior repainting generally runs $2.75 to $4.50 per square foot of floor area depending on ceiling height, trim volume and condition. Exterior repainting on a typical Valley home commonly falls between $4,500 and $11,000, driven mostly by stucco condition and story count rather than square footage. Every estimate states the specific product line and the number of coats, because "two coats of quality paint" is a phrase that means nothing at all.

Preparation is the majority of the job
Pressure washing, scraping, sanding, stucco crack repair, caulking every joint and penetration, spot-priming bare and repaired areas, and masking properly rather than optimistically. On a typical exterior this is more than half our hours on site, and it is the entire reason the finish lasts.

Coatings specified for this climate
Elastomeric or high-build acrylic on stucco where movement and hairline cracking demand flexibility. Genuine ultraviolet-stable formulations on south and west elevations. Scrubbable eggshell on interior walls that will meet children, and true enamel on trim and doors that get handled every day.

Color decided in your light, not under fluorescents
Large sample boards viewed on your actual walls at morning, midday and evening. Phoenix light is intensely warm and it moves colors substantially — the gray that looked sophisticated in the store reads distinctly lavender at four in the afternoon on an east wall. Two hours of sampling prevents a repaint.

A clean site and a straight line
Furniture protected and returned where it belongs, floors covered, plants shielded, overspray controlled, cut lines crisp without tape marks, and hardware removed rather than painted around. Paint on a hinge is a small thing that tells you everything about the rest of the job.
The self-perform difference
When the same company does the repair and the paint, nobody blames anybody
Painting sits downstream of drywall, stucco and carpentry, which makes it the classic finger-pointing scope. The paint crew says the wall was never floated properly. The drywall crew says the primer was wrong. You are standing in the hallway holding both invoices and a wall that still looks bad in raking light. Because we perform the repair and the finish, that argument has no participants. There is one company responsible for the surface and for what is on top of it, and it is the one whose name is on your warranty.
