About building in Goodyear

Goodyear is a young city in construction terms. The great majority of its housing was built after 1998, and much of it after 2005.

New stock changes the nature of the work. There is far less hidden decay, far less unpermitted history, and far more predictability behind the drywall. What there is instead is builder-grade finish material reaching the end of its useful life, and buyers who want their house to stop looking exactly like every other house on the street.

The other defining factor is HOA governance. Master-planned communities dominate here, which means exterior work almost always requires architectural approval, and construction hours are usually posted and enforced.

Commercially, the I-10 corridor and Estrella Falls area continue to add retail, medical and service tenants, which keeps a steady stream of small build-outs and improvements moving.
