About building in Gilbert
For most of the twentieth century Gilbert was agricultural. Then, between roughly 1995 and 2008, it became a city.
That compressed history produces a distinctive remodeling market. A large majority of Gilbert’s housing stock was built inside a single fifteen-year window, largely by the same handful of builders, to a fairly consistent set of specifications. The homes are well-framed, square, and finished with materials chosen to hit a price point in 2004.
Which means the problems arrive in cohorts. Entire streets replace roofs the same year. Original cabinets, laminate counters and cultured marble vanities age out simultaneously.
The Heritage District downtown is the exception and the pleasure — genuinely older buildings, real character, and small commercial spaces worth building carefully.
