About building in Peoria
Peoria is unusually easy to read, because its growth moved north in a more or less straight line. You can approximate a house’s decade by its latitude.
The Old Town area holds the oldest stock and the most character. Through the middle of the city, 1980s and 1990s subdivisions form the bulk of the housing and the bulk of the current remodeling demand. Further north, Vistancia and its neighbors are recent construction on desert terrain with HOA governance and hillside considerations.
The practical consequence is that a single Peoria address tells us a great deal before we arrive — likely construction type, probable panel capacity, whether an HOA is involved, and how much of the roof has been baking in full southwestern exposure.
It does not, however, replace walking the property. Nothing does.
