About building in Phoenix
Phoenix is not one building market. It is at least four, stacked on top of each other by seventy years of growth.
The central corridor and the historic districts around it are largely pre-1960 construction — block and wood-frame ranch houses with original galvanized supply lines, undersized electrical panels, and floor plans drawn for a family that did not own six devices needing outlets. The work here is almost always more involved than it looks from the curb.
The 1990s and 2000s tract rings further out are a different animal entirely. Slab-on-grade, truss-framed, stucco over foam, and now reaching the age where original finishes, water heaters and roof underlayment all come due within a few years of each other.
Both need a contractor who knows which one they are standing in. A remodel priced like a 2003 house and performed in a 1954 house goes badly for everybody.
