About building in Scottsdale
Scottsdale has two construction climates and they barely acknowledge each other.
South of Indian School, the housing is mid-century — small, well-proportioned ranch homes with original block construction and floor plans that respond beautifully to being opened up. The constraint here is craftsmanship, because these houses reward precision and punish shortcuts visibly.
North of the 101, the constraint is governance. HOAs, design review committees, approved material and color palettes, construction hour restrictions, and in the hillside districts, genuine grading and disturbance rules. The work itself is often straightforward. Getting permission is the project.
